🚨 Big news for investors and businesses! 🚨   In his recent address to Congress, President Donald Trump announced the anticipated return of 100% expensing for capital investments, retroactive to January 20, 2025. This means businesses can immediately deduct the full cost of qualifying investments, and portions of eligible real estate, an incentive designed to spur economic growth and encourage capital expenditures.   This move mirrors the Tax Cuts and Jobs Act (TCJA) of 2017, which initially allowed 100% bonus depreciation. However, that provision began phasing out after 2022 (80% in 2023, 60% in 2024). Pending a Congressional vote, full expensing may return, restoring significant tax advantages for investors and businesses.   What does this mean for real estate investors? ✅ Immediate deductions = stronger cash flow ✅ Increased investment incentives = more development opportunities ✅ Economic growth = potential long-term gains   As always, tax policies evolve, so it's critical to consult with tax professionals to optimize investment strategies and ensure compliance.
